Search and Survey Architectural Services

If you are seriously considering buying a property in Spain there are several important things that you should do right now to prepare for the event.

 

Technical Valuations.- Our surveyors will make a theoretical technical assessment of the property's value to establish a fair market price during the preliminary stages of the purchase process. (This will not be physically inspection of the property - a detailed valuation report will be prepared later in the process).This very basic report is calculated using the formulas to estimate the cost of re building the property. For example if building costs for properties in the area are averaging 900€ per m2 and the property in question is 200m2 then the rebuild cost would be approximately 180,000€. In addition there would be an estimated valuation for the land. Which might be theoretically valued at 50,000€ giving a total of 230,000€. Suppose the asking price for the property is 350,000€ it would suggest that possibly the property was over valued. Alternatively if the price was 190,000€ it might show that you were probably going to get a good bargain.


Local and Regional authority searches. - Here we investigate any planning issues.(land grab implications). Urban restrictions etc. Our Architects and surveyors are in daily contact with the planning departments of town halls, local and regional authorities. Certified Structural Survey. This report gives a detailed explanation of any defects found in the property, and the implications of rectifying same. Many agents and property dealers will try to persuade you that property Survey’s are not done in Spain. In many respects they are telling the truth, the fact is that no agent wants to jeopardise a sale by having an independent person look for reasons why his sale should not go through. However, if you were buying with a mortgage you can be sure the lender would insist on a survey and valuation before granting the loan. Clearly if the banks feel it’s necessary to protect their money then it should be the same for anyone spending his own money.
The survey, is very comprehensive and is recommended for anyone buying second hand property. It includes photos of areas of concern. and is presented in Spanish with an official English translation. (See Search and Survey Reports)

General detail report - This report is a technical specification document describing all aspects of the property, plot and its potential for additional construction. It includes floor plans, etc. It is presented in Spanish with an official English translation. (See Search and Survey Reports)
