If you are seriously considering buying a property in Spain there are several important things that you should do right now to prepare for the event.

 

The NIE -'Número de Identificación de Extranjero', Is an identification number for non residents and usually referred to as a NIE. N.I.E. If you have any dealings within Spain, even if you are not full time or tax resident, you are required to have a fiscal number.
Before you can begin your Spanish property purchase, you must already have obtained an NIE. You can apply in person to the local Spanish Oficina de Extranjeros (Foreigners' Department) at your nearest Policía Nacional (National Police Headquarters). This will involve an early morning start; 7am is a recommended time to ensure a place in the inevitable long somewhat degrading queue. The doors open at 9am and only the first 70 applicants are processed each day. If you have arrived in Spain without a NIE then we can assist you with the paperwork and ensure that you are not turned away because your documents are not in order. However, by far the best plan is to obtain this before you even come to Spain. There is a fair amount of paperwork to complete, you will need passport photos and it may take some time to process.
